1. Let’s find out: Are there any “deal-breaker” issues with the home that we are better off knowing about now (when we can do something about it) vs. find out after the buyer is under contract, watch the buyer blow up the deal and leaving us at square one to find another buyer. Let’s avoid that to begin with.
1. Can we identify any “nit-pick” issues a buyer might try to ask us to repair or get a discount for? If we are up front with buyers about the issues, tell them that we’ve fixed certain items and accommodated others in our list price, this essentially takes leverage away from a buyer to ask for discounts or repairs during the “inspection period”. The end result: you’ll end up netting more money in your pocket and have a smoother transaction when buyers don’t ask us for discounts or repairs.
2. More Trust & Confidence. Just like a “pre-certified” pre-owned vehicle at a reputable car dealership, providing buyers with a full inspection report before they make an offer allows them to bid high and with confidence knowing that they won’t have to worry about any surprises later on. Seller gets higher price – buyer is comfortable paying for it.

1. Scheduling a moving Trailer to move your packed things into storage.
2. The more things you can pack and move into storage the easier it will be to move to your new home – AND – the easier it will be for our stager to make your old home look AMAZING.

Storage Unit
1. From the time you sign our listing & marketing agreement up until 4 weeks after you close on your new home we provide you a self-storage unit to keep your things in which allows your old home to stay clean for showings and makes moving to the new home clean and simple. If you want to keep the unit longer, we simply ask that you transfer it to your name.

Cleaning
1. Now that you’re halfway packed and getting excited about finding the new home to move to – a good deep-clean of the entire home is extremely important. Attached is a checklist of things we recommend. If you prefer, we can coordinate getting this done with a trusted vendor at a time that meets your schedule.

Staging Consultation (meet the pros that specialize in making your home look its best)
1. Keep in mind that home staging is not interior decorating; it’s about making the spaces in your home as appealing as possible to the widest range of prospective buyers. Sometimes it’s about removing and redesigning the furnishings you already have; sometimes it’s about adding pieces to enhance a room.
2. Our staging team will meet with you and discuss what furniture should stay (or be placed into storage) and will spend several hours physically moving your furniture and items, placing accessories/art/rugs etc. and otherwise get the home set up to look as close to a showroom as possible.

Professional Photography
1. We’re almost done! The work so far will make a MASSIVE impact in how buyers will perceive and value your home.
2. Important Note: The first time anyone will see your home is ONLINE… we are Real Estate Agents. We leave photography to professional photographers. You won’t see us taking cell phone photos of your home and passing them off as “good enough”.
  1. Professional real estate photography is not the same as portraits or family photos. Our photographers understand how light will affect a room, what angles make for the best presentation and what sorts of details and textures are important for presenting the home online and entice buyers to line up to see the home.
